Checked October 26, 2026. Prices were read on each vendor's own pricing page. Cloudbeds, ThinkReservations and Mews do not publish prices; we say so. Prices change: re-check before you buy. Dooza Crew is our product and our top pick for the back office of a small property; we say why, and where the reservation systems fit better.

Best AI tools for small hotels and B&Bs: the short answer

Our top pick for the back office of a small hotel or B&B is Dooza Crew: AI employees for the jobs nobody has time for, such as replying to reviews, checking supplier prices and filling forms, $49 a month for the whole organization, and it asks before it sends anything. If you need the reservation system itself, Little Hotelier shows "From $179 USD / month*" while Cloudbeds, ThinkReservations and Mews do not publish prices. For answering calls, Rosie starts at $49 a month, Goodcall at $79, Smith.ai has a free plan and Dialzara starts at $29 a month.

Who this list is for

This list is for independent hotels, inns and B&Bs, from three rooms to roughly fifty, where the owner is often the front desk, the housekeeper and the bookkeeper in one day. Hotel owners are adopting AI, but unevenly. Wyndham's 2026 Owner Trends Report, reported by Hotel Technology News, says "Nearly all hotel owners surveyed, 98 percent, say they have begun incorporating AI into their business" and also "Fewer than one-third, 32 percent, say AI is embedded across most aspects of their operations" (Wyndham surveyed hundreds of owners and developers in the U.S., Canada and the Caribbean; they are mostly branded hotels, not small inns, and the sample size was not stated.)

A small property has a phone that rings during breakfast service, a reservation system that talks to booking sites, an inbox full of review and supplier mail, and tax and licensing forms that wait until night. We found no small-hotel AI front desk with a public price that we could verify, so the tools below fall into three groups: reservation systems that mention AI or automation, AI that answers the phone, and AI that does office work in your browser. Of the four reservation systems, only Cloudbeds and Mews name AI features on the pages we read.

The tools, one by one

1. Dooza Crew (our product, top pick): AI employees for the property's back office

Crew gives a small hotel or B&B AI employees, each with its own computer and browser and its own job. They work around the clock, work with your team in one chat, and pass work to each other. They work in the web-based tools you log in to with a browser, and Crew agents take phone calls too, included in the plan. Before an agent sends an email or clicks Send, Submit or Pay, it asks you to Approve, Edit or Reject.

Some jobs you could give it:

  • Reviews: you could give one agent the job of drafting replies to guest reviews for you to approve before anything is posted.
  • Supplies: you could give one agent the job of checking prices for linens, toiletries and breakfast supplies on your supplier websites and building the order, then waiting for you to approve before it clicks Pay.
  • Forms: you could give one agent the job of filling the fillable PDF, Word and Excel forms you upload, such as a vendor application or a licence renewal. Scanned PDFs without form fields cannot be filled. You type passwords and 2FA codes yourself.
  • Hiring: you could give one agent the job of posting your housekeeper or night-clerk opening, sorting the replies and drafting answers for you to approve.
  • Price: free for 7 days (card required), then $49 a month for the whole organization (unlimited users and agents), AI usage included with a hard spending cap. At the cap it pauses and tells you.
  • Watch for: it is not a front-desk system, does not take card payments and does not change rates in your PMS; refunds and guest disputes stay with you. No hotel software (Cloudbeds, Little Hotelier, ThinkReservations, Mews) is certified or integrated with it, so it does not sync with your PMS; it works only in web tools you log in to. Test yours during the trial.

2. Cloudbeds: a PMS with an AI model and AI add-ons

Cloudbeds covers PMS, payments, channel manager and booking engine, and lists "B&Bs and Inns" among its solutions. It describes Signals as "Hospitality’s first foundation AI model." Its Reputation Management add-on promises "With AI-powered insights and automated responses, you can turn guest sentiment into real pricing power."

  • Price: not published. Flex, One, Experience and Enterprise plans each show "Request a quote".
  • Watch for: no public price and no trial, only a demo, and the AI sits in add-ons whose price is also not shown. Ask for each line in writing.

3. Little Hotelier: all-in-one software for small properties

Little Hotelier's homepage calls it "The easy all-in-one software for small properties" and promises "smart automation" with connections to booking channels. We found no AI feature named on the pages we read, so treat it as a reservation system first.

  • Price: "From $179 USD / month*" with the footnote "Exclude tax", on a single plan, Pro, based on your bookable rooms.
  • Trial: the pricing page title reads "Try for free for 30 days". You provide payment details but are not charged until the free period ends.
  • Watch for: no AI product on the pages read, and the price is a starting point that depends on room count.

4. ThinkReservations: a PMS for B&Bs and inns

ThinkReservations lists "Bed & Breakfasts + Inns" as a solution. Its page says "Our property management system integrates seamlessly with our website, marketing, and guest communication tools to provide you and your staff with a one-stop solution for managing the most critical parts of your business."

  • Price: not published. The page offers "Request Pricing".
  • Watch for: no public price, no trial (only a demo), and no AI wording on the page we read. Ask what AI features exist before you count it as an AI tool.

5. Mews: a PMS with AI guest messaging

Mews lists "AI messaging via WhatsApp and SMS, self-serve kiosks and digital keys." under guest technology. Its FAQ says Pro adds depth "from advanced revenue management to AI-powered guest technology".

6. Smith.ai AI Receptionist: a free plan to start

Smith.ai's AI Receptionist offers 24/7 AI call answering with recording, transcription and summaries, call routing and AI scheduling with Calendly and similar tools.

  • Price: Free $0 a month for 25 calls ($3.00 per call after that); Pro $150 a month ($2.00 per call); Enterprise $500 a month ($1.67 per call) (Smith.ai AI Receptionist pricing).
  • Free plan: "Try it and trust it first."
  • Watch for: a general small-business tool; no hotel reservation system is named, so it will not look up or change a booking.

7. Rosie: a low-cost AI answering service

Rosie is a "24/7 AI answering service that knows your business." It answers calls, books appointments and captures leads.

  • Price: Professional $49 per month; Scale $149 per month; Growth $299 per month (Rosie pricing).
  • Trial: "Start your 7-day free trial."
  • Watch for: plans are tiered by volume, and it connects to other software through Zapier rather than a named PMS integration.

8. Goodcall: pay per caller, not per minute

Goodcall bills by unique customer: "We never meter minutes."

  • Price: Starter $79 a month (100 unique customers); Growth $129 a month (500 unique customers); Scale $299 a month (2,000 unique customers) (Goodcall pricing).
  • Trial: "Start free with a demo agent."
  • Watch for: a busy holiday weekend with many different callers can pass your plan's customer count.

9. Dialzara: a low-cost AI receptionist

Dialzara answers calls, takes messages with custom questions and transfers calls, with add-ons for outbound calls, SMS and website chat.

  • Price: Business Lite $29/month for up to 60 minutes ($0.48/min over); Business Pro $99/month for 220 minutes; Business Plus $199/month for 500 minutes; Business Elite $349/month for 1000 minutes (Dialzara pricing).
  • Free trial: "7-day free trial", no contract, cancel anytime.
  • Watch for: you pay by talk minutes, so a busy weekend adds up, and no hotel software is named.

Free AI tools and trials for small hotels

  • Free plan: Smith.ai AI Receptionist, 25 calls a month for $0.
  • Trials: Little Hotelier 30 days (payment details required), Rosie 7 days, Dialzara 7 days, Dooza Crew 7 days (card required), Goodcall a free demo agent.
  • Demo or quote only: Cloudbeds, ThinkReservations, Mews.

Trust and checking the work

A guest is more forgiving of a slow reply than of a wrong one. Before you route your main line to any AI, run test calls, including a late arrival, a lockout and a complaint, listen to the recordings, and decide what it may never say, such as a firm rate, a refund or a promise about a booking. Keep refunds and guest disputes with a person. With Dooza Crew, agents ask you to Approve, Edit or Reject before they send an email or click Send, Submit or Pay, which keeps you the last stop on anything that leaves the building.

How to choose an AI tool for your property

  1. Start with the job that costs you most. Missed calls at breakfast, after-hours coverage, review replies, or the paperwork that piles up at night.
  2. Check your reservation system first. If you already run Cloudbeds, Little Hotelier, ThinkReservations or Mews, see what AI it includes before you add another tool.
  3. Do the math your way. Rosie and Dialzara price by tier or minutes, Goodcall by unique caller, Smith.ai by call, Dooza Crew as one price for the organization.
  4. Keep yourself in charge. AI can answer, draft and fill forms; rates, refunds and guest disputes stay with you.
  5. Test before you switch. Use the free plan or trial and real calls for a week.

For the system that runs reservations, look at Cloudbeds, Little Hotelier, ThinkReservations or Mews. For answering calls, look at Smith.ai, Rosie, Goodcall or Dialzara.

Can AI answer the phone at my inn after hours?

AI call answering tools take messages, answer common questions and book into a calendar around the clock. Smith.ai, Rosie, Goodcall and Dialzara are general AI receptionists, and Mews lists AI messaging via WhatsApp and SMS. Test with real calls, including a guest locked out at midnight, before you trust the after-hours line.

Does Dooza Crew work with Cloudbeds, Mews or Little Hotelier?

Most owners have started, few have gone deep. In Wyndham Hotels & Resorts' 2026 Owner Trends Report, 98 percent of hotel owners surveyed say they have begun incorporating AI, while 32 percent say AI is embedded across most aspects of their operations. Wyndham surveyed hundreds of branded-hotel owners, so read it as a signal, not a small-inn benchmark.
