Checked October 26, 2026. Prices were read on each vendor's own pricing page. Several (Total Expert, Shape, Encompass and Finmo's plan) do not publish prices; we say so. Prices change: re-check before you buy. Dooza Crew is our product and our top pick for independent brokers; we say why, and where the others fit better.

Best AI tools for mortgage brokers: the short answer

Our top pick for an independent mortgage broker or small brokerage is Dooza Crew: AI employees that chase borrower documents, follow up on leads and answer the phone, $49 a month for the whole organization, and it asks before it sends anything. For the loan file, look at ARIVE in the US or Finmo in Canada. For a CRM with AI calling and texting, Shape; for a larger lender, Total Expert. To keep past clients coming back, Homebot. For calls, Smith.ai or Dialzara. For call notes, Fathom has a free plan.

How many mortgage lenders use AI

The last Fannie Mae Mortgage Lender Sentiment Survey on the topic found that few lenders had AI running at full scale. As the Mortgage Bankers Association reported it, "Significantly fewer lenders–7%–indicated they've deployed the technology in 2023 than in 2018 (14%)." But Fannie Mae added: "Notably, a significantly greater share in 2023 (22%) did indicate that they've started deploying AI/ML on a limited or trial basis compared to 2018 (13%)".

That survey is from 2023 and covers lenders, not brokers. Since then, AI has moved into the tools brokers already use: the loan origination system, the CRM and the phone. That is where the list below starts.

The tools, one by one

1. Dooza Crew (our product, top pick): AI employees for the broker's office work

Crew gives a mortgage brokerage AI employees, each with its own computer and browser and its own job. They work around the clock, work with you and your processors in one chat, and pass work to each other. They work in the web-based tools you log in to with a browser. Before it sends an email or clicks Send, Submit or Pay, it asks you to Approve, Edit or Reject.

A few jobs you could give it:

  • Document chasing: you could give one agent the job of checking each open file's needs list every morning and drafting a reminder email to every borrower who still owes a pay stub, bank statement or ID, held for your approval.
  • Lead follow-up: you could give one agent the job of emailing every new web lead the same day and drafting a second follow-up a few days later for anyone who has not replied.
  • The phones: you could give one agent the job of answering the office line when you are in a meeting, taking down the caller's name, number and what they need, and passing it to the agent that drafts your callback list. Crew agents take phone calls too, included in the plan.
  • Forms: it fills fillable PDF, Word and Excel files you upload. Scanned PDFs without form fields cannot be filled. You type your passwords and 2FA codes yourself.
  • Price: free for 7 days (card required), then $49 a month for the whole organization (unlimited users and agents), AI usage included with a hard spending cap. At the cap it pauses and tells you.
  • Watch for: no mortgage software is certified or integrated (not ARIVE, Encompass or any lender portal), so try it on yours during the trial. It is not a licensed loan originator: no credit decisions, disclosures or rate quotes are made by Crew. Those stay with you and your licensed loan officers.

Try Dooza Crew free for 7 days.

2. ARIVE: the broker LOS with an AI underwriting agent on the way in

ARIVE is a loan origination system, point of sale and pricing engine in one, sold by the seat. Its Originator Seat "Offers full access to core LOS, POS, and PPE features, plus unlimited pricing requests, for NMLS-licensed loan officers." On AI, ARIVE's own careers posting says "ARIVE AI brings agents into the core of the platform - built in, not bolted on." Its underwriting agent produces "findings, checklists, and conditions that surface eligibility issues and documentation gaps."

  • Price: Core Originator Seat $49.99 per user per month billed yearly, or $59.99 billed monthly; Support Seat $19.99 or $24.99. Pro Originator Seat $69.99 billed yearly, or $79.99 billed monthly (ARIVE pricing). ARIVE "provides a free trial with no setup or onboarding fees"; the length is not stated.
  • Watch for: the pricing and FAQ pages we read do not mention AI; the agent is described only in a job posting. Ask ARIVE what is live on your plan before you count on it.

3. Finmo by Lendesk: AI document checks for Canadian brokers

Finmo is a broker point of sale and submission platform in Canada. Lendesk says "Finmo AI verifies down payment and income documents in just a few clicks." You can "Run AI down payment verification on the deals you choose and pay only for the files you verify."

  • Price: Finmo AI is "Free through December 31, 2026." The Finmo plan price is not published on the page we read; book a demo.
  • Watch for: it is built for Canada (FINTRAC-ready workflows), and after 2026 AI verification is paid per file at a price the page does not show.

4. Total Expert: an AI sales assistant trained on mortgage

Total Expert is a CRM and marketing platform for lenders and credit unions. It says "Total Expert's AI Sales Assistant is trained specifically on mortgage use cases and conversations, so it works the way mortgage teams do." It "proactively nurtures leads, qualifies prospects, and moves opportunities forward through compliant, human-like voice interactions." It also lists an AI Scenario Assistant and an AI SMS Assistant.

  • Price: not published (contact sales).
  • Watch for: it is built for financial institutions, so a one-person brokerage may not find a self-serve plan.

5. Shape: an AI CRM with a loan officer edition

Shape calls itself "The AI CRM your business has been waiting for." and lists mortgage and loan officers among its industries. AI features include lead scoring powered by ShapeIQ, AI calling, AI texting and AI insights that score every call.

  • Price: not published. Core is per-user pricing; Complete includes 5 users; Enterprise is custom pricing. An AI Suite add-on covers AI calling, texting, insights, content and lead scoring (Shape pricing). No trial is stated; a free demo is offered.
  • Watch for: no dollar prices, and the AI Calling Bot and ShapeIQ lead scoring are not in Core.

6. Homebot: keep past borrowers coming back

Homebot sends past clients regular updates on their home and loan, and promises "industry-leading engagement rates, AI-driven insights, and tools to strengthen relationships". Plans include nationwide home search and one agent co-sponsorship.

  • Price: Starter $125/mo plus a one-time $100 setup fee (100 clients, 100 prospects); Pro $225/mo (500 clients, 1,500 prospects); Unlimited $300/mo, each with the same setup fee; extra blocks of 100 clients $25/mo; annual billing saves 16% (Homebot pricing for loan officers).
  • Watch for: AI is a supporting phrase rather than a named feature, and no free trial is stated.

7. Encompass by ICE: the lender LOS, positioned for AI

Encompass is the loan origination system many lenders run. ICE says it is "designed to support the AI-native mortgage, with the data integrity, governance and workflow structure to move faster without cutting corners." and that it helps teams "save time on document collection, loan data verification and quality checks".

  • Price: not published (contact sales).
  • Watch for: it is built for lenders and larger shops, and the page describes AI as a foundation rather than naming features a broker can switch on. Most independent brokers will meet Encompass on the lender side.

8. Fathom: free AI notes for borrower and partner calls

Fathom records calls and writes the summary, with "Unlimited recordings + transcriptions" on the free plan. Useful for realtor partner calls and team meetings.

  • Price: Free forever; Premium $20 per user per month, or $16 billed annually; Team $19 or $15 per user (2-user minimum) (Fathom pricing). Paid plans list a 90 day guarantee.
  • Watch for: it is not mortgage-specific, and borrower calls contain personal financial data, so check your company's privacy rules before you record.

9. Smith.ai: an AI receptionist with a free plan

Smith.ai offers "an AI Receptionist you can train, test, and trust to handle your calls professionally", with 24/7 AI call answering, recording, transcription and summaries, and lead qualification.

  • Price: AI Receptionist Free $0 for 25 calls a month ($3.00 per call after that); Pro $150/mo ($2.00 per call, 75 calls); Enterprise $500/mo (Smith.ai AI Receptionist pricing). Human receptionists start at $300/month for 30 calls, with $11.50 per call over 30 and a 30-day money-back guarantee (Smith.ai receptionist pricing).
  • Watch for: per-call pricing adds up during a refinance wave, when every past client calls at once.

10. Dialzara: a budget AI receptionist

Dialzara answers inbound calls with AI, so a borrower or realtor who calls while you are on another call still reaches someone.

  • Price: AI receptionist plans from $29/month: Business Lite $29 (60 minutes), then $99, $199 and $349 a month. No contract; cancel anytime; 7-day free trial (Dialzara pricing).
  • Watch for: minutes are capped (Lite covers 60 minutes a month), and it is not mortgage-specific.

Free AI tools and trials for mortgage brokers

  • Free plans: Fathom's free forever plan for call notes; Smith.ai's free AI Receptionist plan (25 calls a month).
  • Free for now: Finmo AI, free through December 31, 2026 for Finmo users.
  • Trials: ARIVE (no setup or onboarding fees), Dialzara 7 days, Dooza Crew 7 days (card required).
  • Demo first: Total Expert, Shape, Encompass and Homebot.

How to choose an AI tool as a mortgage broker

  1. Start with the job that eats your week. Chasing documents, following up on leads, keeping past clients warm or missed calls. Pick the tool that does that job.
  2. Check your LOS first. If you already run ARIVE, Finmo or Encompass, ask what AI is live on your plan before you add another tool.
  3. Do the seat math. Per-user and per-call prices look small, but add up across loan officers, processors and a busy month of calls. Flat prices do not.
  4. Keep the regulated work human. Credit decisions, disclosures, rate quotes and anything that needs your NMLS license stay with licensed people. Pick tools that ask before they send.
  5. Protect borrower data. Decide which tools may see income, asset and identity documents, and who reviews AI output before it reaches a borrower or a lender.

Frequently Asked Questions

What is the best AI tool for mortgage brokers?

For an independent broker or small brokerage, our top pick is Dooza Crew (our product): AI employees for the office work, such as chasing borrower documents, following up on leads and answering the phone, each with its own computer and browser, for $49 a month for the whole organization after a 7-day free trial. It asks before it sends anything. For the loan file itself, look at ARIVE (US) or Finmo (Canada); for a CRM with AI, Shape or Total Expert; for keeping past clients, Homebot; for calls, Smith.ai or Dialzara.

How many mortgage lenders use AI?

Fewer than you might think, at least in the last Fannie Mae survey on the topic. As reported by the Mortgage Bankers Association, only 7% of lenders said they had deployed AI/ML in 2023, while 22% said they had started deploying it on a limited or trial basis. That survey is from 2023; newer tools have arrived since.

Can AI underwrite or approve a mortgage?

Not on its own in the tools here. ARIVE describes an underwriting agent that produces pre-underwrite findings, checklists and conditions, and Finmo AI verifies down payment and income documents, but credit decisions, disclosures, rate quotes and approvals stay with you, your licensed loan officers and the lender. Dooza Crew does none of these; it gathers, sorts and drafts.

Is there a free AI tool for loan officers?

Yes. Fathom has a free forever plan for call notes. Smith.ai has a free AI Receptionist plan with 25 calls a month ($3.00 per call after that). Finmo AI is free through December 31, 2026 for Finmo users. For trials: Dialzara 7 days, Dooza Crew 7 days (card required), and ARIVE offers a free trial with no setup or onboarding fees.

What does an AI receptionist cost for a mortgage broker?

Dialzara starts at $29 a month for 60 minutes. Smith.ai's AI Receptionist is free for 25 calls a month, then Pro is $150 a month. Smith.ai's human receptionists start at $300 a month for 30 calls. Dooza Crew agents take phone calls too, included in the $49 a month plan.

Is it safe to use AI with borrower data?

Only with care. Borrower files hold income, assets and identity documents. Check what each tool stores and who can see it, decide which tools are approved for borrower data, and have a licensed person review anything AI writes before it reaches a borrower or a lender.
